Since you’re reading this, you’re very likely operating in or around the MLS ecosystem. You’re either in leadership, PropTech, or occupy a role close to those who are. Therefore, you’re likely also aware of what RESO is and what the people behind it do to support the work we all do every day.&nbsp; In its earliest stages, RESO wasn’t much more than a group of technologists gathering to hold what amounted to group therapy. The room of CTOs and developers came together to share notes on how best to deal with the sea of complicated data feeds in order to build, and maybe one day even innovate. Now, many years removed from those early meetings, RESO has matured to become not only a data standards success story, but has graduated into completely new territory of unforeseen, lasting industry value. At our party on Wednesday night, as I observed a packed room of RESO Fall Conference attendees mixing, mingling, and dancing to the RESO Band (named “Low Standards” by the way), it occurred to me that there is no other place where this many MLS-focused people can come together and interact. Yes there are larger events and conferences, but where can I speak to the CTO of one of the largest MLSs in the country, and then walk across the room to have a similar conversation with the CTO of the next largest MLS in the country? Only at RESO. That term, “only at RESO,” resonated with me a lot last week. While there’s certainly an investment to be made to make the most of any conference, there’s no more effective spend of marketing dollars than RESO. If you’re looking for product feedback, building something meaningful, or simply trying to network with the best and brightest in the MLS and PropTech sector, there is no other event on the calendar where all that can take place in a three day period, all within a single conference room (or karaoke lounge). As for us, SourceRE took full advantage of the RESO conference. Our demos were numerous and fruitful. We’ve taken huge leaps in development since launching SourceRE at the Spring Conference in Birmingham, and our clients and potential targets seemed impressed. The user tests we held during the event showcased the value of the SourceRE product and how it could benefit the daily lives of MLS staff. It was incredibly rewarding to see the specific use cases of each MLS play out in real-time and see the excited faces of everyone who got the chance to collaborate with us and interact with the product. Again, that’s the value of that conference. It has this “no selling just collaboration” tone that works well with a company like ours; seeking to further the industry through the enhancement of existing systems as opposed to tearing down to build back. I think that message was delivered, emphatically. Honestly, without RESO providing that cooperative and altruistic environment, I’m not sure we’d even be able to launch SourceRE the way we wanted. Cheers again to Sam and his team. Not only have you grown RESO to be the supportive and foundational standards organization it was meant to be, but you’ve created the clear number one conference to bring fresh ideas, and the brave people behind them, to a safe, comfortable, and welcoming space for the good of all. Bill Fowler, President of SourceRE, shares insights on how the RESO Fall Conference was the perfect opportunity to put the SourceRE product in the hands of MLS staff members and see the excited faces of everyone who got the chance to interact with it.

As I wrote in <a href="https://www.sourceredb.com/blog/the-eminent-international-partnership" rel="noopener" style="color: #0577de;">my previous</a> post before arriving in Milan, my expectations were high that our group of industry professionals would leave the event with some tangible results. At the very least, I’d hoped this collection of some of the most influential people in global real estate would set a plan of action to serve as a rallying point. Paris was a great start, but Milan would prove whether or not this conference had long term merit.

Based on my RESO experience, I believe the International MLS Forum will earn further legitimacy by building on a unified vision. Momentum will be generated when attendees band together under a single mandate, then set short and long term goals. When progress is made, even if it’s incremental, stakeholders have an opportunity to see past politics and competitive friction to work together for a greater purpose, as a unit. To put it more succinctly, as an international community of vastly-different perspectives, to realize success, The International MLS Forum must rally around the principle that we’re not just investing in technology, we’re investing in each other. That was my frame of mind as I took the stage as moderator of the panel on MLSs and Emerging Technologies. My panelists were some of the brightest minds currently working in real estate tech, which created a unique challenge for me. My job was to keep the discussion on generative AI, machine learning, and blockchain relevant to a room full of people, many of whom were just coming to terms with the concept of MLS itself. All indications are that things went well, but the most interesting aspects of the day, and really the most important moment of the conference as a whole in my opinion, took place in a discussion later that evening. Joe, Andrew, Meagan, and I were enjoying some decompression time with a group of international leaders, discussing our takeaways from the conference, when I asked the question about the immediate impact of MLS in a global environment. I wanted to hear a candid answer from this group (in a much more relaxed setting) if we're all just running in circles; is there real potential for meaningful partnerships between the US and our friends in the global real estate community? What can we learn from each other, and more importantly, how do we take the best aspects of each or our knowledge and experience, and create meaningful, lasting value? The answers were interesting. The fact is that many international real estate markets currently operating without a centralized MLS as “single source of truth,” don’t consider their circumstances as inherently flawed. Yes, there is great need for optimization and increased technological efficiencies, but not all agree that international market conditions are inherently broken. To the Americans in the room, this was enlightening. We look across the oceans that separate us and see a decentralized system of exchanging property information from broker-to-broker that looks more like a chaotic stream of individual conversations and less like a vibrant and transparent digital marketplace – and that’s not broken? Haven’t we Americans figured this out and we’re here to evangelize our worldview to everyone else? Clearly, the answer is a resounding, “maybe.” The critical point that we kept coming back to during this lobby bar conversation was concerning transparency. The fact is, global markets are getting along just fine without the consumer-focused and increasingly-regulated American concept of consumer transparency. In global settings, properties are being sold every day to happy buyers without access to hundreds of data points and a list of online portals offering every last (verifiable) detail of a property. To our international colleagues, this isn’t ideal and there’s interest in aspects of the MLS value proposition, but their markets aren’t necessarily in need of an overhaul either. As I listened to this fascinating conversation, it occurred to me that our successes as champions of MLS to the world at large might hinge on this one issue; the fuzzy concept of transparency. Still, what I witnessed in Milan was remarkably encouraging. There was at least a tripling of the crowd of attendees from Paris along with a lot more American MLS leaders in the room. Thanks to the incredible efforts of a handful of very committed people, The International MLS Forum is gaining momentum, without question. In that way, my expectations were met. We’re onto something here, and the right people are paying attention and participating in big ways. In just one example, RESO is setting agendas on establishing the critical data standards in numerous countries. That’s a great start, but what then? What is our rallying point? What is the grand vision under which we will cast aside our biases to chase a greater outcome? Is it transparency? Probably. However, when transparency is an aspiration instead of a foundation on which to build a marketplace, where are we as a community in terms of establishing MLS across global boundaries? As Americans wholly committed to the principles of transparency and “single source of truth,” are we here to advocate for MLS or something far more fundamental? Is it our responsibility to talk about cutting-edge AI and machine learning or should we be focusing our energies on showing our friends across the world that more information in the hands of their clients means something financially tangible? MLS has proven that transparency means more deals. More deals, means more money. However, if we can’t sell that connection to our friends across the oceans, we may need a lot more lobby bar conversations.

International MLS Forum at Year Two

President of SourceRE, Bill Fowler, shares his thoughts on the 2nd International MLS Forum in Milan, Italy, and how the need for partnerships, collaboration, and understanding each other's unique challenges is what will drive the global industry forward.

Last year’s International MLS Forum in Paris was a life-shifting experience for me, and not just because of the jet lag. I was fortunate enough to be asked to speak on a few panel discussions in a room of US and multi-national real estate tech experts, but the real value wasn’t as a speaker, but rather as an observer.

Not that speaking wasn’t a highlight, it was. I think I brought my own particular wisdom on how markets overseas will benefit from centralized data sources, wrapped in RESO standards. That was easy enough to advocate for, and I know my words resonated. But it was when I stepped off the stage and walked quietly among the attendees during the breaks and after-meeting receptions that proved well worth the cost of being there. We are all the same. Meaning, the same problems that persist here in the US are just as prevalent in Europe and beyond. We all want greater efficiency. We all want transparency. We all want to find the delicate balance between the regulatory safeguards and market-level freedoms that turbocharge an industry. We all want these things. We all said as much, repeatedly over great food, even better wine. Upon departing the event hotel, we all agreed that something meaningful was going to happen, and soon. It’s now time to make good on what we established in Paris. We will convene again next week in Milan, and the conversations will be sparked again. Smart people will gather and share contact information. They will form friendships around like-minded work and concepts to bring opportunities to reality. This is a critical point of maturity for The International MLS Forum. As an industry, we have no shortage of conferences hosted at beautiful locations, featuring excellent content, famed speakers, garnished with the lavish trappings necessary to keep a complex audience like ours engaged and entertained. However, based on my experience in Paris, I believe Milan will offer all of these things, but also something else: action. Milan will prove to be a critical crossroads in both timing and purpose. We may not change the world at the 2025 International MLS Forum, but we will most certainly set the wheels in motion to do so. My own work in Milan will focus on how to bring data into one place; a critical and often-overlooked “step one” in developing any partnership between organizations where data is the lifeblood. We covered this work in Paris. Now however, it’s our time to take these conversations out of the hallways and receptions and onto regular calls and online meeting rooms. It’s time to get to work. The Eminent International Partnership

President of SourceRE, Bill Fowler, shares his thoughts on the upcoming 2nd International MLS Forum in Milan, Italy, and the multiple ways this must-attend event promises to change the real estate industry. 

The year is 2012. Thirty-eight year old me is the Chief Marketing Officer at Solid Earth, the MLS software provider where I’d started my career twelve years earlier. I’m standing in the back conference area in our office in Huntsville, Alabama, in front of our giant kanban board; the billboard-sized wall where dev sprints were planned, posted, and meticulously tracked.

I’m addressing our development team, giving an update on client feedback on feature requirements for Spring, the mobile-first, listing search and maintenance product we’d started working on to replace List-It, our aging MLS platform.

Spring was an incredibly ambitious undertaking. Despite its age, List-It was well-established and popular among our ~60,000 agent users. From LA’s South Bay to Florida’s panhandle to the greater NYC market, List-It was on par with any national MLS listing platform at the time. Things were stable among our client base, but it was clear that disruption was imminent in the MLS industry, or so we thought.

The proliferation of mobile computing, and the steady chirping of our most demanding clients, told us that change was coming and we weren’t well-positioned. List-It simply didn’t work on mobile and it was a competitive gap. A responsive platform to replace List-It was a strategic need. After much consideration, we made the decision to meet this challenge aggressively. The more we planned, the more we loved the idea. Spring became a symbolic rallying point; an opportunity to level up our software, and the company as a whole.

The investment in Spring was significant. We brought in new hires. We moved to a larger, updated office space. We adopted the Agile Development methodology to maximize our dev work and get Spring to market quickly. With new cubicles, new faces, and a new optimism to re-establish our position as industry innovators, work on Spring began in early 2011.
&nbsp;
Then one morning, Matt (Solid Earth’s Co-founder, CEO, and also my older brother) asked me to meet for coffee in our usual downtown spot. Expecting a conversation about the upcoming NAR Midyear Conference, Matt instead told me he’d been diagnosed with a very rare form of cancer.
&nbsp;
I remember everything about that moment. In Matt’s usual even and measured way, he explained what had happened the day before. A routine eye exam had turned serious. He was already set to see a specialist at Vanderbilt and then likely onto Philadelphia for further evaluation. The survival rate wasn’t promising. I asked no questions. I just listened, stunned.

He quickly shifted the conversation to the company. We discussed what needed to be done as he focused on his treatment. His availability over the next several months was going to be unpredictable. He’d remain as involved as he could, but I needed to step up. We discussed how I’d deal with our clients; who was at-risk, who would need special attention.

Managing existing business would be my primary focus. With news that he was stepping away, it was critical that our customers know that we remained stable and confident. I would immediately get on the road and become the face of the company. Expiring contracts had to renew. New contracts had to be won. Conferences needed to be attended. Sponsorships fulfilled. The world was still turning and we couldn’t afford to lose a step.

And then there was Spring. Our new great hope, just emerging in wireframes. Suddenly, our leadership team and I were handed a new sense of urgency to see the project was a success, but where once there was optimism, it was now something different. We were all scared for Matt. Scared for each other. Work on Spring shifted into a higher gear because it had become even more important.

The following several months were a blur. I remember lots of airports, conference rooms, and lobby bars, as I fielded questions about Matt and the fate of the company – most of which were tactful and kind. Some not. It was a difficult time, but as things with both Matt’s condition and Solid Earth began to stabilize, I settled into a quiet confidence.

Our daily standups (thank you, Agile) made for a much needed change in culture and velocity. We didn’t always like each other, but we got things done on an epic scale and with full transparency and accountability throughout the organization. We were running at a pace that I had never experienced. We lost some good people during this time, but as old roles evolved or disappeared entirely, we grew in overall ability and focus. By Summer, Spring was taking shape and I was preparing for early demos with clients.

Some important things happened during the fast and furious Spring development process.

Even in 2012 we knew that the old way of doing things wasn’t going to work long-term. List-It was dated technology based on dated principles. Spring was designed based on this understanding. We decided to abandon the idea that a single platform could accommodate every need of every user. We chose to focus on core MLS features, which led to a spirited set of debates, both internally and among our MLS clients, about what “core MLS” really meant.

Spring gave us a chance to play around with this idea. The whiteboard in our conference room was a daily mess of notes and brainstorm scribbling. What should a modern MLS look like? Why are agent user interfaces ugly and consumer user interfaces beautiful? Aren’t agents also consumers? What features are mandatory and what should be optional, or even phased out completely? How can we reimagine the UI/UX while not scaring off our clients? We had given ourselves the opportunity to start over again – to reimagine MLS from the ground up.

It was in these meetings that the leadership team really started to dream big. Honestly, it got a bit out of hand at times, but it was a blast! In the end, however, most of these concepts remained just that; hand-written notes on that conference room whiteboard. And as Matt Cohen famously told me after I walked off the stage at the 2012 Clareity Conference having just discussed the merits of Spring and the philosophy behind it, “Congratulations Bill, you’ve leapfrogged your competition. You’ve also leapfrogged your customer.”

That comment was remarkably prescient. Ultimately, Spring didn’t find the instant foothold we had anticipated. Our predictions of a tectonic shift in the industry through mobile computing didn’t materialize on the expected timeline. Change is hard. Change is risky. Even when change offers obvious benefits, it’s still incredibly difficult to push innovation across the chasm, particularly in our industry.

However, Spring is still a success story. Sold and repurposed, that code still exists, albeit not in the form in which it was initially intended. More salient to this story is that the revolutionary ideas we left on that now infamous whiteboard back in Huntsville, AL are not only very much alive and well, but beginning to see the light of day.

Another twelve years have passed and the concepts around a front-end-of-choice environment fueled by an independent MLS backend are finally beginning to materialize more broadly. My brother Matt, fully recovered and thriving as Executive Director at Triangle MLS in North Carolina, is among a small group of bold pioneers offering multiple UI/UX options within a single MLS, which based on the work done with Spring should come as no surprise. Matt is doing the important work; exactly what the industry needs at exactly the right time, despite the considerable friction involved. Again, change is hard.

SourceRE is another significant development experience, pushing the innovation even further. With front-end-of-choice comes the need for an independent, exceptionally nimble, and versatile database as the backbone. This was obvious from our earliest dev meetings. Even then (and thanks in no small part to RESO), we all saw the industry was starving for a much more efficient way to move data – speedy plumbing that would fuel a new generation of products, critical initiatives like MLS regionalization, datashares, and a whole lot more.

I’m proud to have been part of the Spring leadership team. I'm even more proud to lead SourceRE, bringing the best of that experience, along with powerful innovations, to an industry that's finally ready for change. This old photo of my thirty-eight-year-old self reminds me of that critically important and remarkably stressful, yet rewarding, time.

The packed room confirmed that while data independence isn't new, the timing is finally right. Technology and MLSs are ready, but politics remain the biggest barrier. To say that the RESO Spring Conference was a high-pressure event for me would be a significant understatement. Not only is RESO the most important conference in our corporate event calendar, but our team arrived in Birmingham to represent Modern.tech, and to launch SourceRE, a brand new company bringing independent databases (and corresponding data management) to MLSs. Throw in that my band was the featured entertainment for the biggest party of the week, and you get a sense of the high-stakes situation.

The stage was literally and figuratively set for an exhaustive hour-by-hour schedule that kept me running around the beautiful Ross Bridge Resort with thoughts of how to best represent myself with a new and exciting opportunity to bring a new product that I care so much about to the industry – and remembering all the lyrics to After Midnight.
&nbsp;
Thanks to the amazing marketing and operations team at Modern.tech, the SourceRE brand enjoyed front-row placement to conference attendees. That attention resulted in far more success than even I had expected. It seems the concept of MLSs taking back control of the way their data is stored, managed, and distributed has found a wide audience. I was very pleased to see that our mission to help empower MLSs to become the stewards of their data and unlock the potential of their organizations was so well received. Being able to offer a product to the industry that truly solves a problem at its foundation makes all of the hard work worthwhile.

By Wednesday afternoon, with the SourceRE launch largely complete, it was time to shift my anxiety over to the party SourceRE co-hosted with Ocusell, RealReports, Pearl Certification, and REAIt. The party, located at Dread River Distillery in downtown Birmingham, marked the social end of the week, with only a few sessions left the following morning. The place was packed as most conference attendees showed up for some final networking before heading home. You can find photos and videos from the event on our social media pages. The amount of talent in this industry is incredible.&nbsp;
&nbsp;
But the music was only part of what made Wednesday special. If you were there I’m sure you saw it too. That room was full of people who truly care for each other. Cheer for each other. Encourage each other. It was a chance to see that we’re all working for something bigger than our jobs or companies. Sure, some of us are competitors, and it may sound trite and overly idealistic, but there’s something about a RESO event that highlights that despite what’s on our W2s, we’re really all on the same team.
